Lawn Fungicide Preventative Program

What Is Lawn Fungus and Why Does It Threaten Your Lawn?

Fungal disease is one of the most destructive — and most preventable — problems a lawn can face. In Southeast Virginia, warm temperatures, high humidity, and frequent summer rain create near-perfect conditions for turf fungus from late spring through August. Fungal spores are always present in the soil, just waiting for the right conditions to activate. When nighttime temperatures stay above 70 degrees and humidity stays high, diseases like brown patch can destroy over a thousand square feet of turf in just 48 to 72 hours. Once disease sets in, the damage is already done and recovery takes weeks. The good news is that a properly timed preventative fungicide program can dramatically reduce your risk before disease ever has a chance to develop.

What Diseases Does This Program Protect Against?

Our Lawn Fungicide Prevention Program is designed to target the most common and destructive turf diseases in our region. Brown patch creates large circular areas of brown, dead grass and is most active from June through August. Dollar spot produces small silver-dollar-sized tan spots and thrives in under-fertilized lawns. Summer patch causes circular patches that start small and keep expanding, especially in stressed turf. Pythium blight is a fast-moving disease that can destroy your lawn in a single day — often called the grease spot disease. Gray leaf spot affects tall fescue in hot, humid conditions, while anthracnose causes yellowing and thinning in heat-stressed lawns. Our five-round program targets all of these diseases throughout the entire high-risk season.

What's Included in the Five-Round Fungicide Program

The Lawn Fungicide Prevention Program includes five professional fungicide applications scheduled between May and August, with each treatment providing approximately 30 days of protection. That continuous coverage means your lawn is shielded throughout the entire high-risk window without any gaps. Each application is performed by a licensed technician using calibrated commercial equipment to ensure even, consistent coverage across your entire turf area. Treatments are timed based on seasonal weather conditions and disease pressure — not just calendar dates — so applications happen when they’ll do the most good. We also include a supplemental micronutrient fertilizer with each round to support turf health and natural disease resistance throughout the season.

How We Select and Rotate Fungicide Products

We use professional-grade systemic fungicides that are absorbed directly into grass tissue, providing protection from the inside out rather than just coating the surface. Round 1 in May uses Propiconazole, a broad-spectrum DMI-class fungicide that sets the foundation for season-long protection as temperatures begin to rise. Rounds 2 through 5 use Pillar SC, an SDHI-class systemic fungicide with no temperature range limitations — meaning it stays highly effective even during extreme summer heat when other products may lose performance. Rotating between two different fungicide classes is an important part of our program because it prevents fungi from developing resistance to any single mode of action. All products are EPA-registered and applied in compliance with federal label requirements.

Why You Can't Just Spray It Away in the Spring

This program is both preventative and curative in nature, but it works best when started before disease appears. When applied preventatively, the program typically reduces fungal disease incidence by 80 to 90 percent compared to untreated lawns. If active disease is already present when the program begins, we apply the appropriate curative treatment and adjust the schedule as needed. For active outbreaks, expect disease progression to halt within 7 to 14 days, with full turf recovery in 3 to 4 weeks after successful control. Complete elimination of all fungal risk isn’t possible because environmental conditions always play a role — but consistent treatment dramatically reduces the severity and frequency of outbreaks. Prevention is always more effective and less expensive than dealing with widespread damage after the fact.

How to Prepare Your Lawn Before Each Application

A little preparation before each visit helps us get the best possible results from every treatment. Mow your lawn before we arrive if the grass is taller than 4 inches — aim for a height of 3 to 4 inches, and avoid scalping. Clear any heavy debris like leaves, sticks, toys, or equipment from the lawn so our technician can apply product evenly across the entire turf area. Make sure any gates leading to the backyard are unlocked and accessible before the scheduled time. Secure pets indoors during the application. Avoid watering your lawn for at least 4 hours before treatment so the grass is dry and ready to absorb the product. If you have newly seeded areas or delicate plantings near the lawn edges, let us know in advance and we’ll note those areas.

After Treatment — Re-Entry, Mowing, and Watering

After each fungicide application, a few simple steps help protect the treatment and get the best results. People and pets can return to the lawn once it’s completely dry, which typically takes 1 to 2 hours — drying happens faster on hot, sunny days and slower on cool, humid ones. Ideally, mow before your scheduled appointment if the grass is tall. After treatment, wait 24 to 48 hours before mowing to give the fungicide time to fully absorb through the leaf tissue — mowing too soon removes the treated surface before it can work. Hold off on watering or running your irrigation system for 6 to 24 hours after the application to allow the product to bond to the grass. Your technician will leave a door hanger with specific instructions for each visit based on the products used.

What Happens When Weather Interferes With a Scheduled Treatment?

Weather plays a major role in fungicide effectiveness, and we take it seriously. We will not apply treatments if heavy rain is expected within 2 hours, if wind speeds exceed 15 mph, if temperatures are above 90 degrees, or if the lawn is saturated from recent rainfall. These aren’t just preferences — they’re based on product label requirements and the science of how fungicides absorb into grass tissue. When weather requires a delay, we’ll notify you and reschedule promptly. If heavy rain falls within 2 hours of a completed application, contact us and we’ll evaluate whether a re-treatment is needed — in most cases, we’ll return at no charge. We monitor forecasts before every scheduled visit so we can adjust proactively rather than reactively.
