Rodent Control
What Is the Rodent Control Services Program?
The Rodent Control Services Program is a corrective and preventative service designed to identify, control, and manage mice and rat activity on residential properties. The program focuses on inspection, exclusion, targeted control measures, and ongoing monitoring to reduce rodent populations and prevent re-entry. Services are performed using Integrated Pest Management principles, emphasizing exclusion and sanitation over excessive chemical use. Treatments are selected based on observed activity, structural conditions, and site-specific risk factors. This program is intended to control active rodent issues and significantly reduce the likelihood of future infestations. Complete elimination cannot be guaranteed due to environmental factors and activity from surrounding properties, but significant reduction is achieved when program guidelines are followed consistently.
What Does the Initial Rodent Control Visit Include?
The initial rodent control visit begins with a comprehensive assessment and provides immediate corrective action. Your technician will conduct a thorough interior and exterior inspection to identify rodent activity, entry points, species, travel routes, and nesting areas. Minor holes and cracks up to one-quarter inch are sealed during the visit to reduce rodent access. Traps and tamper-resistant bait stations are placed in strategic locations based on observed activity. You will receive a written inspection report with findings, and your technician will provide education and recommendations on conditions contributing to the problem. The initial visit is priced at $199 and typically takes 60 to 90 minutes. Urgent appointments are available within one to three business days.
How Does Ongoing Monthly Monitoring Work?
Monthly monitoring visits are strongly recommended to maintain control and prevent re-infestation. The first follow-up is scheduled two to four weeks after the initial visit. Subsequent visits occur every 28 to 35 days and typically take 20 to 30 minutes. During each visit, your technician inspects for new or continued activity, services traps and bait stations, replenishes bait as needed, removes any captured rodents, re-inspects entry points for new gaps, and provides a service report with recommendations. Monthly monitoring starts at $59.97 per month, with pricing for larger or more complex properties ranging from $79.97 to $99.97 per month. Customers who maintain consistent monthly service experience significantly better long-term control than those who discontinue after the initial visit.

What Rodents Does This Program Cover?
This program is specifically designed to control house mice, Norway rats, and roof rats, which are the most common rodent species found on residential properties in Virginia. Coverage includes inspection, trapping and baiting, minor exclusion up to one-quarter inch, and ongoing monitoring. Wildlife and larger animals are not covered under this program. Squirrels, raccoons, skunks, opossums, groundhogs, moles, voles, bats, snakes, birds, and any protected or regulated wildlife require a separate Wildlife Exclusion Services evaluation. If wildlife is discovered during a rodent inspection, we will inform you and provide a referral to a qualified wildlife specialist. We partner with wildlife specialists to address and resolve these types of issues when they are identified.
How Does the IPM Approach Work for Rodent Control?
Our program follows Integrated Pest Management principles, prioritizing the most effective and lowest-risk methods in a specific order. Exclusion comes first, meaning we seal entry points to physically prevent rodents from entering your home. Next we identify and address sanitation and habitat conditions such as food sources, clutter, or moisture that attract rodents. Mechanical control through strategic trap placement is the third layer, targeting active populations. Chemical control using tamper-resistant bait stations is used when needed as the final layer. This hierarchy produces better long-term results than relying on bait alone because it removes the underlying conditions that allow rodents to keep entering. All methods are customized based on your specific property conditions and the severity of the infestation.

How Long Does It Take to See Results?
Results vary depending on the severity of the infestation, property conditions, and how thoroughly recommendations are followed. Reduced rodent activity is typically observed within the first two to three weeks of starting the program. Complete control usually takes four to eight weeks for minor infestations and eight to twelve weeks for more severe cases. Factors affecting the timeline include infestation size, how effectively entry points can be sealed, pressure from neighboring properties, and whether sanitation issues are addressed. A declining number of fresh droppings over time is a reliable indicator that the program is working. Rodents are nocturnal and secretive, so absence of visible activity alone does not confirm the problem is fully resolved, which is why ongoing monitoring remains important.
Are the Products Safe for My Family and Pets?
Yes, when used properly. All rodenticides are placed exclusively in tamper-resistant, locked bait stations that meet federal EPA safety requirements. Bait is never placed loosely where children or pets could access it. All products are EPA-registered and applied according to federal label requirements. Your technician will brief you on the location of all control devices placed on your property so you can keep children and pets away from those areas. Traps are positioned against walls and along travel routes following established placement guidelines. If you have specific concerns about device placement near children, pets, or sensitive areas on your property, let your technician know and they will adjust placement strategies as needed to balance safety and effectiveness.
What Should I Do to Prepare for Service?
A little preparation helps your technician work more thoroughly and effectively. Before your initial visit, secure pets indoors and unlock all gates and doors to ensure access to all property areas, including crawl spaces if applicable. Clear excessive clutter from areas with known rodent activity when possible, as clutter limits trap placement and provides harborage for rodents. Remove accessible food sources such as pet food left out, open trash containers, or stored grains. Inform your technician of specific areas where you have observed activity, heard sounds in walls, or noticed droppings. For monthly monitoring visits, note any changes or new concerns since your last service visit. Your technician will provide a summary of findings and specific recommendations after every appointment.
